The foreplay game that plays by your rules.

Before a single die is rolled, you build your profile. Lust and Leases has 15 independent intensity categories, from gentle discovery questions and sensual touch all the way through oral, penetration, anal, and BDSM. Each one has its own slider. You set them where you want them, or leave them off entirely.

Give and receive are tracked separately. Your limits with one partner can be completely different from your limits with another. The relationship tab lets you configure that per person, so every pairing at the table plays by its own rules.

The game sees all of it. Nothing appears on your card that you haven't already said yes to. And if you're really daring, the Threshold category unlocks the most risqué content in the game.

Roll the Dice

Roll and move your piece around the board. Buy properties and get rent or favors in return when other players land on them. Land on event spaces to pull cards that do many different things, from cash rewards to tokens that allow for rerolls, dungeon passes, and future status effects.

Land on a Property

If it is owned, you draw a task card filtered through both players' consent settings. Do the task and pay nothing, pay the rent, or burn an Opt-Out Pass.

Buy What You Can

Unowned properties are up for grabs. Build your portfolio and collect rent when others land on you. But remember to save some money. Certain modes like Monopoly mode do not allow for task rerolls, so if you cannot do the task and you cannot pay, you will forfeit a property.

Watch the Heat Rise

Complete tasks to advance through 7 heat levels. The higher the heat, the more intense the draws. Heat progression can be configured in the session setup before the game begins.

Survive the Dungeon

Land on Go To Dungeon or draw an event card for it and you are locked up. Pay bail, roll your way out, or wait for another player to land on it and give you their "Warden's Challenge" to earn your freedom.

Own the Board

Various game modes allow for different win conditions. Last one standing (Monopoly), most rent collected (Landlord), or most cash earned (Tycoon). Choose your style before the game begins.

A little about some of the spaces

Properties are the heart of the board. Buy them strategically, and when someone lands on yours they draw a task filtered through both players' personal consent settings. They can choose to: do the task to work off the rent, pay the rent straight to you, or burn an Opt-Out Pass to walk away clean. If they're broke and out of passes, you decide whether to forgive the debt or seize a property instead.

Open Play sits at the corner with a growing jackpot. Cash feeds into it all game long. Land here and the other players discuss and create their own challenge for you. Complete it and the whole pot is yours.

The Open Bar is a 50/50. The bartender flips a coin. Heads, you take a drink. Tails, a piece of clothing goes to the Coat Check. You pick what.

Events pull from a 56-card deck of surprises (at the moment). Cash windfalls, luxury taxes, forced moves across the board, and the occasional "Cash or Flash" that lets someone choose between $200 or watching a player peel off a layer. Many more events are being planned, from players having status effects like "Gagged" or "Plugged" that would prevent certain tasks from being performed, or having to manipulate the mouse somehow with their hands handcuffed behind their back.

The Dungeon is where the unlucky go. You're stuck for up to three turns unless you roll the right number, pay your way out, or convince a player who lands on your cell to spring you early by accepting their "Warden's Challenge."

The Red Light District is the escalation space. No owning, no rent. Just a chance for a higher-heat task brokered directly between two players, with cash flowing from one to the other for their "services." Enable this space only if you are open to exploring further than your limits, as it ignores most consent settings. ;)

Props & toy support

Lust & Leases has built-in support for props and toys. Set which ones you own before the game starts, and whether you're comfortable using them on others or having them used on you. Tasks will only suggest props and toys that everyone at the table has agreed to.

Property themes

Buy, rent, and negotiate across a board where every property has its own theme. By default, any task can appear on any property, filtered only by your personal settings and the current heat level. Want a more curated experience? Switch to Theme Deck Mode and properties will only draw tasks matching their own theme. Land on The Back Door and expect anal play. Land on The Showroom and it's all about exhibitionist themes.

Escalating intensity

Seven heat levels carry you from a first flirt to the deep end. You set the pace, and you can adjust the heat level at any time from the menu if you feel that it's ramping up just a little too quickly.

Fully customizable

You can use the in-game Task Editor to create your very own tasks and add them to the game. You can also hide any existing tasks you're not into. Create your own deck and let your imaginations run wild!

Task Editor (Public Release)

The in game Task Editor allows you to create your very own tasks. Not like other games where every single scene is prewritten. Have a secret fantasy that you want to try with your significant other? Add it to the game! You can even hide tasks already in the game that you may not be particularly fond of.

3 and 4 player group tasks are close to complete. Tasks will properly gate actions for 3 or more players at the same time while still keeping each player's personal limits fully in consideration.

Lust and Leases is an adult game intended for players 18 and older. Depending on your settings, content ranges from light and playful all the way to very explicit at intensity level 7. The Threshold category expands explicit actions even further, so beware. ;)

Before the game starts, every player builds a profile with 15 independent intensity sliders, give and receive toggles for specific acts, and per-partner relationship caps. Nothing appears on your card that you have not already said yes to.
